At 165,000 people, Fort Collins is the largest city in Larimer County, Colorado and the fourth largest city in the state.
Located about 60 miles north of Denver along the Front Range of the Rocky Mountains, this college town draws families, students, and retirees alike. Here, there are plenty of adventures available for outdoor enthusiasts, a strong economy offering more jobs, and Colorado State University located on the northeast side of town. These are just a few of the reasons Fort Collins residents love it here.
In fact, according to the US Census Bureau, the population in Fort Collins grew by 14 percent between 2010 and 2017. This rapid growth rate of 2 percent per year is currently outpacing growth in the rest of the county and state. In fact, Fort Collins was among the fastest-growing metro areas in the US in 2014.
Of course, such popularity has a significant impact on housing and rental costs, including student housing near CSU. With nearly 30,000 full- and part-time students attending classes on the CSU campus for the 2018-19 school year, off-campus housing is critical to accommodate everyone.
Fortunately, in response to the growing population in Fort Collins and soaring enrollment at CSU, the availability of student apartments has increased drastically in recent years. According to The Coloradoan, 1,450 new apartments opened in 2018, 102 of which are student-oriented. Over 1,000 new apartments are slated to open in 2019 or 2020, 608 of which are geared toward student renters. A further 1,690 apartments are still in the planning phase, 440 of which are student housing options.
All of these new apartments are finally bringing the city’s rental market into balance. By the time 2020 rolls around, the increase in available housing is expected to exceed demand and force vacancy rates higher than 5 percent, which is considered a balanced market, for the first time since 2013.
Now, for the question you’ve been waiting for: how much is housing in Fort Collins right now?
The Coloradoan reports that, as of mid-2019, the median rent in Fort Collins for non-student housing is just over $1,400 for a two-bed/two-bath unit. The newest luxury apartments—with stainless steel appliances, stone countertops, fitness centers, pools, barbecues, and coffee bars – start at $1,600 and go to $2,000 or more.
Don’t panic just yet – these averages are for non-student apartments. The off-campus student housing scene, with units rented by the room, is more affordable than the city-wide average.
